Although it was recently listed for sale at $45 million, the largest estate on the barrier island recently sold at auction for a winning bid that included $17.5 million for the property plus a 12% buyer’s premium. Bidders needed $100k deposit & proof of funds!

VERO BEACH, FL – This property had previously sold for nearly $10 million in 2015. The final price included a buyer’s premium of 12%. The property is located in the Estate Section of Vero Beach at 2470 S. A1A. With the auction of 5+ acres in Indian River Shores taking place tomorrow, my best guess is that I will have one very wealthy neighbor who will outbid developers at the auction.

UPDATE  – TOWN OF INDIAN RIVER SHORES, FL – Town accepts high bid at Saturday’s auction. Winning bid was $4.4 million with a buyer’s premium as an additional cost. The approval of the bid for property the Town previously had appraised at $7.7 million now moves to Indian River County.

A gorgeous 5.2 acre oceanfront property is being sold individually in 3 parcels and all three in combination with the highest priced method of sale being final, subject to Indian River Shores Town Council Confirmation. The auction is being held on May 6, 2017 at noon on the property. The Town is expected to review the auction results & make a determination to approve. Then the County gets to determine if it will utilize its first right of refusal on the property.

The property is zoned for up to 30 units (if all 3 lots are purchased.) This is most likely the way the properties will sell due to Indian River County not approving of more than one dune crossover to the beach. Most estate homes on the ocean want their own dune crossover to get to the beach directly from their homes.
